Housing and urban space

Well-functioning residential areas
Non-profit housing makes up more than half of Albertslund’s housing stock. Our special aim for this housing sector is to offset the national trend for resource-strong residents to move away as renovation needs and rent levels rise.

New homes are being built and several major housing complexes renovated. This means we can continue to offer attractive, modern homes. The planning of new housing areas means we can consider building different types and sizes of dwelling.

· We will provide housing districts whose residents enjoy good social relationships and reflect the diversity of Albertslund – a local authority that can accommodate families and single-person households, young and old, the elderly and other groups in society.

· We will offer attractive housing that will bring new residents to Albertslund – in particular, families with strong resources.

· We will build homes for owner-occupiers as well as unsubsidised cooperative housing in order to create a broader, more varied housing structure.

· We will convert the western section of Hersted industrial estate into a residential area.

· We will bolster the cohesion between the various residential areas through such measures as holistic urban renewal.

· We will profile Albertslund as a good place to live.

KEY POLICY DOCUMENTS

1. Architectural policy: The values that new housing construction, modernisation and renovation will take into careful consideration, including activities in the town, green areas, civic buildings and urban furniture.

2. Integration policy: Integration goals.

3. Living life to the full – throughout life: an ageing policy for the future that addresses networks and democracy, accessibility and security, housing, information, advice and guidance, care and treatment.

Urban space
The town’s urban space and street furniture – benches, lighting, signs and so on – give the various districts their characteristic sense of place. Selecting street furniture that harmonises with the surroundings helps shape a recognisable identity. This strategy enriches urban space and underpins local distinctiveness.

· We will make our urban space an attractive setting for the life of townspeople, inviting play and movement, events and activities.

· We will promote the architectural enhancement of the town’s parks and squares.

· We will improve the visual environment along roads and paths (surfacing, verges, lighting and vegetation).

Urban thinking, innovative thinking
We look at architecture, environmental sustainability and social life as a whole. This means that good architecture, environmental and energy-efficient solutions and public areas must go hand in hand with new building construction and renovation.

· We will pioneer building construction by combining high-quality architecture with environmental and energy-efficient solutions.

· We will embed environmental awareness in residential areas.

SYD2020 – a hothouse for change

The Syd2020 project is a holistic urban renewal project aimed at enhancing the district of south Albertslund physically, socially, culturally and environmentally. Decisions about which projects to launch are made jointly by residents, housing associations and Albertslund local authority. Albertslund provides two-thirds of the financing, while the remaining third comes from central government funds. Project work is coordinated with Masterplan Syd, which manages urban renovation projects amounting to DKK 1.8 billion.

DID YOU KNOW that Albertslund has 12,581 year-round dwellings, of which 13% are single-family houses, 42% terraced or semi-detached houses, 33% multi-family dwellings, and 12% student accommodation; of the total housing stock, 51% is social housing and 34% owner-occupied.
